Requirements to lease from Mountain Ridge Property Management.
  • No pets are permitted *
  • Properties are Non-Smoking *
  • Section 8 is not accepted
  • A criminal history consisting of any violence, sex offense or drug related activity will not be accepted.

  1. Showings are by appointment only.
  2. A rental application may be obtained on our website or at the scheduled time set to view the property.
  3. All applicants are required to fill out a Mountain Ridge rental application completely and pay the application fee. Fees are to be paid in cash, or money order. Personal checks will not be accepted. Fees are Non-Refundable.
  4. All applicants, 18 years and older, must submit a photocopy of their driver's license, a completed rental application, income verification and all applicable fees prior to application processing.
  5. Applications are previewed prior to beginning the tenant screening process using the following methods:
    • CREDIT REPORT
    • RENTAL HISTORY
    • INCOME VERIFICATION
    • EMPLOYMENT VERIFICATION
    • CRIMINAL HISTORY REPORT
    • SEX OFFENDER REPORT
No exceptions will be considered

All Showings are by Appointment Only

Tenants Income Requirement:

Income verifications must accompany your rental applications.
  • Proof of income for each adult applicant is required and must accompany the rental application.
  • Unemployment is not considered as income.
  • SSI or Social Security payments are counted as income.
  • SSDI or Social Security Disability payments are counted as income.
  • Child Support is not counted as income.
  • Credit reports must have satisfactory credit scores.
  • Legal judgments or liens are not accepted.
  • Roommates must qualify individually to lease.
